The residence at 48 Lavinia Avenue has been designed with a strong sense of place.

No other building is more identified with Bloor West Village – Swansea than John Michael Lyle’s Runnymede Public Library and the architecture of 48 Lavinia quotes elements of his design. Adjacent arched sections, faced in dressed and rock face limestone, pay tribute to that iconic façade.

The Design Brief

• create a home for the family that wants to be in Bloor West Village but can’t find space in which to: raise three or more children, host extended family gatherings, entertain elegantly, enjoy the outdoors, host overnight or longer term guests comfortably, provide dedicated work-from-home spaces
• incorporate a luxurious and private, five-star master retreat
• exterior design that reflects the character of the neighbourhood and enhances the streetscape
The resulting design is efficient and beautiful: providing almost 2500ft2 of finished space, above grade. The layout incorporates four generous bedrooms, a separate main-floor office, walk-in pantry, over-sized living and entertaining spaces, a spa-like master suite and an exterior that is architecturally sensitive to the neighbourhood and an instant local favourite. .
